Studio City Real Estate in 2026: Homes, Condos & What 355 Closed Sales Show

Studio City real estate is one of the most talked-about pockets of the San Fernando Valley, and it is also one of the easiest to misread. Headlines say "$2 million neighborhood," but a one-bedroom townhouse near Ventura Boulevard and a hillside estate off Mulholland are two completely different markets. As a result, a single average tells you almost nothing.

So I pulled the actual MLS closed-sale records. Specifically, this guide analyzes 355 closed sales in Studio City between October 3, 2025 and October 22, 2026, covering single-family homes, condos, and townhomes. Below you will find what homes really cost, how fast they sell, where buyers have negotiating room, and what that means whether you are buying or selling. I'm Zac Wasserman, a licensed REALTOR® with RE/MAX ONE, and I work across the San Fernando Valley and Ventura County, so I'll also point out how Studio City compares with nearby markets.

Studio City Real Estate at a Glance: The 2026 Market Snapshot

First, the headline numbers. Across all 355 sales, the median closed price was $1,810,000, the median home spent 29 days on the market, and the median sale closed at 98% of list price. However, that blended figure hides a huge split between houses and attached homes, so here is the breakdown:

Metric (10/3/25 – 10/22/26) Single-Family Condos & Townhomes All Sales
Closed sales 251 104 355
Median sold price $2,108,000 $797,500 $1,810,000
Middle 50% of prices $1.76M – $2.90M $680K – $930K n/a
Median price per sq ft $872 $585 $806
Median days on market 28 32 29
Median sale-to-list ratio 98% 99% 98%

In short, Studio City real estate is really two markets. Houses cluster around $2 million, while condos and townhomes cluster just under $800,000. Furthermore, both sell in roughly a month, which is quick by Los Angeles standards but not frantic.

Additionally, a few numbers describe how competitive it feels on the ground:

  • 37% of homes sold at or above list price, and 23% sold over asking.
  • 31% went under contract within 14 days, so well-priced homes still move fast.
  • 30% took at least one price cut, so overpriced listings sit and then trade down.

What Single-Family Homes Cost in Studio City

The median single-family home in Studio City sold for $2,108,000, or about $872 per square foot, across 251 closed sales. Notably, the range is wide: the middle half of sales landed between roughly $1.76 million and $2.9 million, and the highest sale in the dataset topped $13 million.

Because "median" blurs so much, it helps to look at how each price band behaves:

Single-family price band Sales Median days on market Median sale-to-list
Under $1.5M 28 34 96%
$1.5M – $2M 85 22 98.5%
$2M – $3M 80 34 98%
$3M – $5M 44 22 100%
$5M and up 14 45 92.5%

Two patterns stand out. First, the $1.5 million to $2 million band is the busiest and fastest part of the market, with 85 sales and a 22-day median. Second, the $3 million to $5 million band closed at a median of 100% of list, which tells me well-presented, move-in-ready homes in that range still draw real competition. By contrast, homes above $5 million took a median of 45 days and sold at about 92.5% of list, so buyers at the very top have the most leverage.

Size matters as well. Three-bedroom homes sold for a median of $1,850,000 (99 sales), four-bedroom homes for $2,250,000 (71 sales), and five-bedroom homes for $3,407,500 (44 sales). If you are comparing Studio City with the rest of the Valley, my guides to Sherman Oaks real estate and Encino real estate show where the same budget goes in neighboring neighborhoods.

Studio City Condos and Townhomes: Prices, HOA Dues & Value

Condos and townhomes are where Studio City real estate gets most accessible. Across 104 closed sales, the median attached home sold for $797,500: condos at a median of $790,000 (77 sales) and townhomes at $819,000 (27 sales). The middle half of sales ran from about $680,000 to $930,000.

Per square foot, attached homes sold for a median of $585, about one third less than houses. In exchange, you accept shared walls and HOA dues, and the dues are not small. Among sales that reported a monthly fee, the median HOA was about $627 per month. Therefore, always compare monthly cost, not just price: a $750,000 condo with a $650 HOA payment can cost more each month than a slightly more expensive unit with lower dues.

By price band, the sweet spot is clear:

  • $600,000 to $800,000: 49 sales, median 36 days on market, 99% of list. This is where first-time buyers have the most choice and the most negotiating room.
  • $800,000 to $1 million: 31 sales, median 31 days, closing right at list price (100%).
  • $1 million and up: 18 sales, 24.5 days. These are typically newer, larger, or penthouse-style units.

Moreover, location inside the zip codes matters. Buildings a block or two from Ventura Boulevard and Tujunga Village tend to attract more attention than units near the freeway, and the data reflects that. Before you write an offer on any condo, ask for the HOA budget, reserve study, and any pending assessments. At least one recent condo sale in the dataset included a credit tied to a possible assessment.

Is the Studio City Housing Market Cooling Off?

Honestly, it is cooling at the top and stable at the entry level. The single-family median fell from $2,300,000 in Q4 2025 to $2,000,000 in Q3 2026, a decline of roughly 13%. However, quarterly medians swing with the mix of homes that happen to sell, and Q4 2025 included a heavy share of $3 million-plus properties.

Meanwhile, condos barely moved:

Quarter Single-family median Condo/townhome median
Q4 2025 $2,300,000 $800,000
Q1 2026 $2,260,000 $795,000
Q2 2026 $2,025,000 $763,000
Q3 2026 $2,000,000 $815,000

Speed tells a more encouraging story. Over the most recent six months, single-family homes sold in a median of 23 days, versus 31.5 days in the prior six months, and the median sale-to-list ratio improved from 97% to 99%. In other words, prices softened, yet pricing discipline paid off, and homes priced correctly sold faster. As a result, I would call this a market that is balanced, selective, and rewarding to buyers who do their homework.

Interest rates remain the main swing factor. For the latest numbers, see my update on mortgage rates this month, and for the wider regional picture, read the San Fernando Valley housing market update.

Studio City Real Estate by Neighborhood: Where Your Budget Lands

Studio City is small, but its pockets behave differently. Most sales fall in zip code 91604 (313 of 355), while 91602 and 91607 account for far fewer. In 91604, the median single-family sale was $2,150,000 with a 26-day median on market. In 91602, the single-family median was $1,949,500, but homes took a median of 41.5 days to sell. That is a real difference in buyer leverage.

Here is how I describe the main areas when I work with buyers:

South of the Boulevard

The Carpenter-area streets feature tree-lined blocks of 1930s to 1950s homes, walkable to Ventura Boulevard, and close to the Sunday farmers market. Demand is consistently strong, particularly for updated 3-bedroom homes.

Colfax Meadows and the Island

Storybook cottages, ranch homes, and a cluster of townhomes and condos near Tujunga Village. Price points are more approachable than the hills.

The Dona Streets and Studio City Hills

Mid-century and view homes near Mulholland, often with pools and larger lots. These are the properties that push the median upward.

North of the Boulevard and 91602/91607

More condos and townhomes, closer to the freeways and studios, with more room to negotiate.

School boundaries and attendance rules can change, so confirm any school assignment directly with the district before you rely on it for a purchase decision.

Pools, Views & New Construction: What Actually Moves Price

Three features separate the median home from the premium homes in Studio City real estate.

Pools. Of the 251 single-family sales, 146 had a pool. Those homes had a median price of $2,535,000, compared with $1,750,000 for homes without one. Pool homes also tend to be larger and sit on bigger lots, so some of that gap is size rather than the pool itself, but it shows how heavily buyers weight the backyard.

New construction. Single-family homes built in 2015 or later (34 sales) had a median sold price near $4.0 million. By comparison, the 145 homes built before 1960 sold for a median of about $1.97 million. If you want character and a lower entry price, older homes remain the value play. However, budget for systems, since roofs, HVAC, plumbing, and foundations are where older-home surprises hide.

Views and hillside lots. Hillside homes with city or canyon views often command a premium, but the highest priced properties also had the longest days on market. Accordingly, pricing precision matters more at the top than anywhere else.

How to Buy in Studio City Real Estate Without Overpaying

Based on the data, here is how I would approach a purchase:

  1. Anchor to price per square foot, not list price. At $872 per square foot for houses and $585 for attached homes, you can quickly see whether a listing is priced fairly for its size.
  2. Read the days on market. Roughly 30% of homes took a price cut, so a listing sitting past 30 days gives you leverage. In 91602, the median is higher, which means more room to negotiate.
  3. Compare monthly cost for condos. Add the HOA, insurance, and property tax before you compare units.
  4. Plan for insurance. Hillside and canyon-adjacent properties can face higher premiums and fewer carriers. Get a quote before you waive contingencies.
  5. Know the tax reassessment. California reassesses property at the purchase price, so check the county's numbers through the Los Angeles County Assessor.

Furthermore, if you are weighing the Valley against Ventura County, my analysis of the Woodland Hills median home price is a useful comparison point.

Selling Your Studio City Home: What the Data Says

If you own in Studio City, the takeaway is simple: price it right the first time. Homes priced in the $1.5 million to $2 million band, for example, sold in a median of 22 days. Meanwhile, about 30% of sellers cut their price at least once, which means nearly one in three listings started out above what the market would pay.

Additionally, the data shows buyers are still asking for help at closing. About 27% of closed sales recorded a seller concession or credit, which often includes buyer-agent compensation, so build that into your net sheet.

Your home's value depends on its street, lot, condition, and school area far more than any neighborhood median can capture. Because of that, the most useful next step is a custom estimate. Is Studio City real estate a good investment?

Studio City has strong fundamentals: walkable Ventura Boulevard, proximity to the major studios, and consistent demand, with homes selling in a median of 29 days at about 98% of list price. However, prices softened from late 2025 into 2026, so buyers should plan to hold for the long term and avoid overpaying.

How long does it take to sell a house in Studio City?

The median single-family home took 28 days to sell, and the median over the most recent six months was 23 days. Homes above $5 million took longer, at a median of 45 days.
